Instalment ≈ reducing balance on 90% of price; income band ≈ payment ÷ (0.30 to 0.25) of gross monthly household income

We anchor on the same median asking price shown in Fair market price for your current model filter. Finance is illustrated with a 10% down payment, seven-year tenure, and a single nominal annual rate (defaults in code). Real banks vary by customer segment, NCD, programme rates, and debt-service caps.

Income “barrier”

The lower end of the range assumes you are willing to allocate up to about 30% of gross household income to this instalment (stretch). The upper end assumes a tighter 25% ceiling (comfort). Household means everyone contributing to the loan decision — not individual salary alone unless you live alone.

What is excluded

Insurance, road tax, fuel, parking, maintenance, and other loans are not in the instalment figure. Always leave headroom for running costs and emergencies.
